Austin Custody Investigation: Cohabitation Violation Exposed

Terrance Private Investigator

Case Overview

An Austin mother came to us not out of jealousy, but because her custody agreement had a specific clause — her ex was not permitted to have an unapproved partner living in the home where their daughter spent time. She had noticed an unfamiliar vehicle at the complex, a name that kept coming up, and a situation that had quietly shifted from occasional to permanent. She retained Terrance Private Investigator and Associates to document the reality across five consecutive days of surveillance in June 2026.

Austin custody cohabitation investigation

The Challenge

Cohabitation cases in custody disputes are among the most detail-sensitive investigations we handle. The difference between a frequent visitor and someone who actually lives there can look similar on the surface — and courts respond to a documented pattern over time, not a single observation. Our client faced several obstacles:

  • A genuine suspicion of cohabitation, but no court-admissible proof
  • The fine line between a frequent visitor and an actual resident
  • A custody-agreement clause that required documented evidence to enforce
  • A pattern that had to be built over multiple days, not a single moment

The Investigation

Five consecutive days in Austin. Split surveillance from before dawn through the evening. Every arrival, every departure, every pattern documented.

Every morning our investigators were on the property at Building 11 of The Landings Apartments before sunrise. On June 3, the person of interest’s vehicle was already parked on the property when our team arrived before 5:18 AM.

At 6:14 AM the person of interest walked out of the subject’s building in pajamas, carrying a personal bag and a drink. The subject followed from the same building about fifteen minutes later. June 4 was nearly identical.

That afternoon the person of interest was documented arriving at the residence, going inside, and coming back out later in a completely different outfit — a clothing change indicating unrestricted access to the apartment while the subject was away.

By June 6 the case had moved to Urban Air Adventure Park, where the subject, the person of interest, and the child arrived together for the daughter’s birthday party. The person of interest brought party supplies, helped set up, participated fully, and was observed embracing the subject in the parking lot.

The Results

When Terrance Private Investigator and Associates handed over the final report, our client had a complete, timestamped, professionally documented record covering five consecutive days of surveillance:

  • Five consecutive overnight observations of the person of interest’s vehicle at the residence
  • Early-morning building exits in pajamas, consistent with spending the night inside
  • A documented June 4 clothing change indicating unrestricted residential access
  • Family outings and full participation in the child’s birthday celebration
  • Observed physical affection confirming a romantic relationship, plus a complete timestamped written report

She came to us with a feeling she could not prove. She left with a report she did not have to explain.
